			<content:encoded><![CDATA[<p>Our plan supports the vision of  Historic Kempsville.  We are part of the village concept and connect the proposed &#8220;Core&#8221; and center of Historic Kempsville.  The residents and workers of Kempes Village will enliven the new, pedestrian friendly community.  The architecture complements the architecture of Historic Kempsville; it employs enduring materials with Colonial Revival inspired details that fit happily with the eclectic mix of preserved historic architecture.</p>
<p>Originally 180 units, the developer has agreed to fewer residential units and a mix of commercial uses.</p>

			<content:encoded><![CDATA[<p style="background: white;"><span style="color: black; font-family: Helvetica; font-size: 10pt;">The Virginia Beach Planning Commission voted to approve a conditional use permit for the proposed Kempes Village multifamily project in Historic Kempsville. If approved by the city council next month, Kempes Village will be the first approved development for the New Historic Kempsville district. The plan calls for preservation of the 1941 Art Deco school building as a centerpiece of the neighborhood. Additionally the project could add as many as 180 new high-end apartment units.<br />

			<content:encoded><![CDATA[<p>Wermers Design &amp; Architecture is providing Owner&#8217;s Representation in conjunction with Frye Properties for new 45,000 s.f. medical offices for the Urology of Virginia.  The New facility, shown near completion in the November 2011 photo below, opened in December of 2011.  The project team also included Virtexco as the contractor and Lyall Design as the architect.  Wermers Design teamed up with Frye Properties to provide a full range of development and owner&#8217;s representation services to complete the project on time and on budget while maintaining a high level of quality.  Services include assistance with financing, cash flow monitoring, preconstruction coordination, team coordination, program review, design review and construction oversight.
